Though authorities never proved wrongdoing, the scandal ruined Kit's reputation and poisoned her relationship with her father, Patrick McDeere. Desperate to escape unemployment and her father's cold silence, she accepts a live-in assignment at Hope's End, where she must care for Lenora Hope, the infamous survivor of a 1929 family massacre that left her father Winston Hope, her mother Evangeline Hope, and her sister dead or dying. Kit arrives at the crumbling cliffside mansion, meets the severe housekeeper Mrs. Baker, the cook Archibald "Archie," the maid Jessie, and the groundskeeper Carter, and quickly feels both the house's physical instability and its oppressive past.
Lenora Hope is said to be mute and mostly paralyzed after strokes, able to answer only by tapping yes or no. Kit, who recognizes another life shaped by accusation, slowly bonds with her. Lenora then reveals she can type with one finger and asks Kit to help record the truth before she dies. As Kit types for her, she also confesses her own burden: people believe she may have killed her mother, and even Patrick seems to suspect her. The parallel draws Kit toward Lenora's story. At the same time, Hope's End grows stranger. Jessie gives Kit a midnight tour of the old crime scenes. Kit learns that Lenora's previous caregiver, Mary Milton, vanished suddenly, leaving behind her belongings. Noises come from Lenora's room at night, and Lenora claims that Virginia, her dead sister, has been visiting.
Lenora's early pages seem designed to explain the months before the murders. They describe a suffocating household, a cruel father, a fragile mother, and a secret romance with a man called Ricky. Kit initially believes Lenora is trying to prove her innocence, but the manuscript instead grows more incriminating: it mentions a bloodstained nightgown, a hidden knife, and other details that suggest concealment. Carter proposes an alternative suspect, Ricardo Mayhew, a vanished groundskeeper from 1929, and Kit starts to think Lenora may have protected a lover. Before she can make sense of it, Mary's body is found half-buried on the beach below the house. Detective Richard Vick, who also questioned Kit after Kathleen's death, treats the case as a suicide and cites a note. Lenora humiliates Kit by pretending in front of Vick that she cannot type, then privately admits that Mary had been secretly helping her record the full story and had grown frightened by what she learned.
Kit and Carter discover clues that make Mary's death look like murder. A photograph shows the young Hope daughter heavily pregnant in 1929. Lenora confirms that a baby was born and later taken from her. Carter wonders if he might descend from that lost child, and Kit learns Mary had drawn Lenora's blood for a kinship test. The missing manuscript, the blood sample, and Mary's disappearance seem linked. Kit also begins to suspect that Lenora may be hiding greater physical ability than she claims. The atmosphere worsens as the unstable cliff shifts, the terrace cracks, and Mrs. Baker destroys Lenora's typewriter and burns the pages Kit had saved. Searching Mrs. Baker's room, Kit finds forged checks and long-running payments to Ocean View Retirement Home. Using Jessie's Ouija board as a letter board, Kit helps Lenora spell out that the money has gone for decades to Berniece Mayhew, who knows what happened on the night of the murders.
Kit visits Berniece, who says she blackmailed Lenora over an affair and saw Lenora bloody and holding a knife that night. Vick adds more disturbing facts from the original case: Lenora herself called police reporting only two deaths, Virginia survived for six months after being found hanging, and no murder weapon was ever found. Most importantly, Kit recognizes that Mary's supposed suicide note was typed, not handwritten. Back at Hope's End she uncovers the family portraits and opens the urns on the mantel, finding that the urn for the Hope daughter is empty. Then the manuscript's greatest trick becomes clear. The first-person narrator of the pregnancy story was never Lenora at all. It was Virginia Hope, and the sister who locked her in the bedroom and went to tell their father was Lenora.
Confronting Mrs. Baker, Kit exposes the central deception: the woman she has known as Mrs. Baker is the real Lenora Hope, while the bedridden patient presented as Lenora is actually Virginia Hope. After the murders, Virginia survived her hanging attempt but was left unable to speak and mostly paralyzed. Facing public suspicion and wanting freedom from the cursed name of Lenora Hope, Lenora bribed Dr. Walden to declare Virginia legally dead after months of treatment, inherited both sisters' money, left for Europe, and later returned under the identity of Mrs. Baker. She then kept Virginia imprisoned in Hope's End as the publicly hated "Lenora." Virginia's earlier pages to Mary confirm the identity theft and reveal that, over time, she secretly recovered more movement than anyone realized but stayed hidden, partly because she wanted Lenora trapped under the burden of what she had done.
Lenora insists Virginia truly did kill their parents, though not for the reasons people believed. The original Miss Baker, the sisters' tutor and Winston's mistress, helped deliver Virginia's baby and then took the boy away to Canada. Archie reveals that Ricardo Mayhew was not the lover or father in the story; Ricardo was Archie's secret lover and had an alibi. The man Virginia called Ricky was instead Patrick McDeere, Kit's father as a young seasonal worker. Virginia's full confession shows what happened in 1929: after Winston arranged to remove Virginia's baby and pay Patrick to disappear, Virginia confronted the adults with a knife. During the fight, Evangeline stabbed Winston. Mortally wounded and enraged, she then pushed Patrick until he stabbed her too. Virginia later threw the knife into the ocean and tried to hang herself, while Lenora seized the chance to save herself and eventually steal Virginia's identity.
Kit leaves Hope's End with Carter, briefly suspecting him of killing Mary when she realizes the blood test may already have shown he was not related to Virginia. But at home she finds Mary's suitcase hidden in Patrick's room. Inside are Virginia's pages and the blood sample, proving Mary carried the truth to Patrick. Kit now understands that Patrick killed Mary after she confronted him with evidence that Virginia was still alive and that his lost child might have living descendants. She races back to Hope's End, where Patrick has returned to silence Virginia. He confesses not only his part in Evangeline's death and Mary's murder, but also that Kathleen's fatal access to fentanyl was his doing, not Kit's. When he tries to strangle Virginia, Kit attacks him and Virginia uses Kit's corkscrew to stab him. Lenora appears with a shotgun, but the long-threatened collapse begins as the house tears itself apart and slides toward the sea.
Kit and Patrick carry Virginia out of the failing mansion. Lenora refuses rescue, choosing to die with Hope's End rather than live beyond it, and Patrick returns to the collapsing house to remain with her. Hope's End falls into the ocean with both of them inside. Two months later, Kit is caring for Virginia in her childhood home, finally free of the lie that she killed her mother. Archie helps search for Virginia's stolen son, and Kit slowly rebuilds her life. Then Virginia disappears, leaving a typed letter. She explains that she secretly regained mobility years earlier, stayed hidden to wait for news of her child and to punish Lenora, and has now escaped with Jessie Oxford. Jessie had discovered the truth and also learned that she is the daughter of Marcel, Virginia's lost son, making her Virginia's granddaughter. Virginia invites Kit and Archie to join them in Paris. A later obituary reveals that Virginia went on to live publicly and fully, becoming a famous memoirist, while Kit remained her devoted friend, caregiver, and companion.

Again and again, the novel asks what happens when a woman is reduced to a rumor: Kit is suspected in her mother’s overdose; Lenora Hope is immortalized as the girl in the murderous rhyme; Mary dies before she can tell what she learned; and Virginia is literally forced to live under another woman’s name.
- Confinement versus freedom: Hope’s End is both a mansion and a prison. Lenora’s typed memories describe childhood games of being locked in rooms, while present-day Virginia is trapped in a failing body and a false identity. Kit, too, arrives emotionally confined—jobless, judged, and invisible in her father’s house. The crumbling cliffside estate becomes a physical symbol of these trapped lives: its tilting floors, cracks, and final collapse mirror a family structure that cannot hold.
